Finding a tenant

Researching the current market value and advertising the property on relevant portals at the achievable rental price.
Marketing the properties through the use of photography and a To Let board in accordance with Town & Country Planning Act 1990
Conducting accompanied viewings at the property.
Tenancy documentation checks and ensuring all prospective tenants undergo a credit and full reference check.
Preparation and signing of agreements.
Deposit registration and compliance with protection laws.
Contract negotiation, updating terms and arranging tenancy renewals.

Maintenance

Advise all relevant utility providers of changes to tenant
Risk assessment for a smoke alarm and carbon monoxide check on the day each tenancy commences.
Providing guidance on compliance with statutory provisions and arrangements of Gas Safety Certificates, EPC’s and Electrical safety inspections.
Local and reliable contractors available 7 days a week. We will arrange repairs and instruct approved contractors.
Retaining any warranty or guarantee as a result of any works where applicable
Conduct routinely property checks
Hold keys throughout tenancy term.
